Ohio law requires manufactured home owners to obtain a Certificate of Title.  All manufactured home titles must have tax approval stamps from the County Treasurer's office and the County Auditor's office before a transfer of ownership can occur.  Manufactured home titles are transferred in the same manner as motor vehicle titles. Dealers furnish the titles of new manufactured homes.  

Titling a used manufactured home in Ohio is a somewhat involved process. This checklist  will aid you in this process to ensure the most efficient use of your time and to avoid unnecessary trips to our office. The procedure is as follows:

Step 1
Assignment of Title: The seller must fill out the back of the original Ohio Certificate of Title to assign it to the purchaser. The Certificate of Title must be notarized by a notary public or deputy clerk.  

Step 2
Payment of Property Tax:  You must pay manufactured home taxes for the current year and back taxes in full at the treasurer's office.

When the taxes are paid, the treasurer will affix a stamp to the title. Property tax varies from one political subdivision to another and can range from $20.00 to $100.00 or more. Contact the Treasurer's office at (513) 887-3181 to determine the exact amount of your taxes.

Step 3
Payment of Conveyance Fee: You must pay the conveyance fee at the auditor's office.

The conveyance fee ranges from $1.50 to a few dollars, depending on the purchase price of the manufactured home. The Auditor's office will affix a second stamp to the front of the title when you pay the fee. You will receive an envelope in which to mail a copy of the newly issued title to the auditor's office once it has been transferred into your name. Failure to return a copy of the title to the Auditor's office can result in a fine.

Step 4
Titling Your Manufactured Home: Bring the properly assigned title with the property and conveyance stamps to any of the four Title Offices to obtain a new title. There will be a $15.00 title fee, $5.00 archival fee and $1.00 fee for notarization of the Application for Title for a total cost of $21.00. Clerk of Courts title locations are:
