Title abstract examiners inspect all public records involving current real estate title transactions.   A title examination is performed to check the title history to ensure that the buyer is purchasing a house from the legal owner and to be certain that there are no liens, overdue special assessments, unpaid taxes, unpaid water and sewer charges, or other claims or outstanding restrictive covenants filed in the record that would adversely affect the marketability or value of the title.

The title report provides information about the property chain of title. In other words, it gives a history of ownership and lists judgments, liens, and anything else that has been recorded against the property over time. The title insurance company issues an insurance policy to the lender that ensures that the title is clean and there are no encumbrances that may adversely affect the new owner.

Title abstract examiners may request copies of archived records or records that are not available online by calling in advance to (513) 785-6330. The cost is $0.25 per page for a regular copy and $2.00 per page for a certified copy.
